  • How to Apply 

    To apply to be a resident at one of our properties, just follow these easy steps.

    Apply Online

    It's easy to apply, and you can do everything online.


    Fill out our application fully and completely. Each occupant over 18 must fill out an application themselves.


    If you are applying for student housing, also have your parent, who will be guaranteeing your lease, fill out an application separately with their own information.


    Application fees vary. Scroll down to pay after you apply.

    We use SmartMove by Transunion to run a credit and criminal background check on all prospective residents.


    SmartMove will contact you directly and won't release any information without your verified approval.


    Once approved, you'll sign a lease with us, electronically.


    At lease signing you'll typically pay 1 months rent as a security deposit. Your first full month's rent is usually due 15-30 days before move-in.


    As a resident you can do everything online, including paying rent, opening maintenance requests, accessing all of your rental documents and more.

    Pet Policy

    Some, but not all, of our single family home and apartment properties accept pets. Our multi-tenant home properties do not allow pets.


    Our listing site will state whether pets are allowed and the pet fee at each home.


    Generally, we limit pets to 1 or 2 with a $200-$300 one time fee and $25 monthly pet rent (not per pet). We restrict breeds on size, age, and other factors. More information is available during your showing & some properties may have different requirements. All pets are screened online and there is a $20 fee per pet.


    Please respect our no pet policy at our multi-tenant properties. Many of our tenants prefer and enjoy our no-pet, no-carpet buildings.

  • set up auto-pay

    Most of our leases require electronic payment and Auto-Pay on the 1st of each month. You do this directly on the Resident Portal.

    Log into the Resident Portal

    Our Resident Portal allows you to pay rent, open maintenance requests, access important documents and more. Log in here first.

    Residents will have received account information about the time they signed the lease before they paid the security deposit. If you have forgotten your account information, you can reset your password.

    Select Make Payment button

    You'll see your current balance due.

    Have your bank checking or savings account routing number and account number available. You can find this on your paper check, or your bank's website.

    Enter your payment information

    You must enter the amount to pay, the date to pay it, and the account name that is on the checking or savings account.

    You will also select whether it's a checking or savings account, and then enter your routing number and account number.


    TIP: Your payment date can be set for a future date.


    TIP: You can schedule more than one payment, and they appear on your account dashboard as "Scheduled Payments"

    Set frequency of payment

    To set up Auto-Pay, set the date to the 1st of the next month and then choose Monthly as the Frequency

    If you're making a 1-time security deposit payment or first month rent payment, select One-Time Payment.


    TIP: You can set up multiple payments at the same time for now, and the future.


    Example: Set up your first month's prorated rent as a One-Time payment. And, then set up a Monthly payment for the 1st of the next month (Auto-Pay).


    You'll see all your scheduled payments on the website, and can delete or modify them.

    Save your banking info

    Tick this box to allow the Buildium system to remember your banking information for next time to avoid any errors. You are responsible for late penalties caused by rejected payments, which are often due to mistyped routing and account numbers.

  • Policies & Fine Print

    All of our listings are subject to change. We reserve the right to correct any errors including but not limited to pricing or lease term conflicts.


    Pricing and lease terms may change until leases are presented and signed. Leases are not secured until all deposits, notarized guarantees and tenant signatures are received by us and you receive a countersigned lease from us.


    Monthly rent advertised is based on Auto-Pay (EFT auto-withdrawal set up to occur on or before the rent due date). If you do not Auto-Pay you will pay slightly more than the discounted rent advertised. Paying online is free. Paying monthly rent with a check, money or or cash will incur a handling fee of $10.00 per instance, which includes online bill payments from your bank if they mail a paper check to us. The handling fee doesn't apply to initial deposits paid with lease processing.

If you enter data into this site, we will use it to contact you by phone, text, mail or email, and we may use it in a mailing list to tell you about rentals we have or other products or services.  You consent to allow us to use of any data you send to us for any purpose.
We use your email and any information you submit to answer your questions via phone, text, email. or mail.  Your credit card information is used to pay application fees.  We will keep your name, email and phone number and message or any other information you enter on file for an undetermined period of time that is a function of our web hosting provider, Strikingly.
